The Annual Assessment Cycle for
Fiscal Year 2009

July 1, 2008 - June 30, 2009

January 1, 2008 - Assessment Date for FY2009. The ownership and use of all property are "frozen" as of this date for the purposes of determining assessments.

July 1, 2008 - Exemption applications are mailed to previous year's recipients. 1st quarter tax bills are mailed.

August, 2008 - Sold properties inspected to obtain Real Estate market conditions. 1st quarter preliminary tax bill payment is due by August 1.

November 1, 2008 - 2nd quarter preliminary tax bill payment is due.

December 2008 - Selectmen conduct a public hearing and vote on adopting tax classification also known as a single or dual Tax Rate for FY03. Town sets tax rate and secures approval from State. 3rd quarter actual tax bills are issued at the end of the month.

January, 2009 - Abatement applications are accepted.

February 1, 2009 - 3rd quarter tax payment and abatement applications are due.

January - March 2009 - Assessors review abatement applications. Applications must be acted on within 90 days of receipt.

March 2009 - 90 days after 3rd quarter tax bills are mailed applications are due for elderly, veterans, deferrals and other statutory exemptions.

During April - Appeals to Appellate Tax Board are due within 3 months after action of overvaluation abatements by the Board of Assessors.

May 1, 2009 - 4th quarter tax bill payment is due.
