Fiscal Year 2023 Assessments

FY 23 PROPOSED VALUES

On November 16th, 2022, the Department of Revenue (DOR) informed the Pelham Board of Assessors they have granted preliminary certification of our proposed fiscal year 2023 assessments.

The Board of Assessors contracted with Bishop & Associates, in developing the new assessments which are based on the calendar year 2021 sales analysis and field reviews.

The recertification process must be completed every five years to keep the Town in compliance with a state requirement that all property be at full and fair cash market value.

The new proposed values were available for public review beginning Monday, November 21, 2022, through Monday, November 28, 2022, on:

  • Pelham website townofpelham.org 
  • Outside of the Assessor’s Office in Town Hall on the Information Table

(The intent of this period is to correct any glaring errors or omissions in the proposed assessments)

Re: NOTIFICATION OF FINAL CERTIFICATION - Pelham

The Commissioner of Revenue has determined that the locally assessed values of real and personal property in your municipality represent full and fair cash valuation as of January 1, 2022 for fiscal year 2023 and that these proposed property assessments satisfy the minimum requirements for certification.
